1. What NewHomeCheck is
NewHomeCheck aggregates publicly available UK data (e.g. HM Land Registry sold prices, ONS Census, the EPC Register, Police.uk, the Environment Agency, planning.data.gov.uk, OpenStreetMap and others) into a pre-offer property intelligence report. It is an information service to help you ask better questions — it is not a valuation, survey, mortgage, legal, financial, tax or insurance service.
2. No professional advice
Reports are for general information only and must not be relied upon as advice. We are not RICS surveyors, valuers, conveyancers, solicitors, mortgage brokers or financial advisers. You should instruct appropriately qualified professionals (a RICS surveyor, solicitor/conveyancer, mortgage and financial advisers) before buying, selling, offering on, or making any financial commitment relating to a property.
3. Data accuracy — no warranty
We provide the service and all data “as is” and “as available”, without warranties of any kind, express or implied, including accuracy, completeness, timeliness, fitness for a particular purpose or non-infringement. Public data sources change, contain errors, lag reality, and may be matched to the wrong property. We do not independently verify third-party data and do not guarantee any figure, label, score, map position, or source result is correct.
4. Prices, valuations and “fair offer” figures are indicative only
Any price, estimated value, fair range, price score, growth figure, comparable, or negotiation suggestion is an automated, model-based reference estimate derived from public data. It is not a valuation or an offer recommendation, does not reflect the property’s actual condition, and may be materially wrong. Asking prices are only shown when you provide them or they are read from a listing you supply; comparable-based estimates are clearly labelled as estimates. Bedroom and bathroom counts are not present in sold-price data and are not used to match comparables. You alone decide whether and what to offer.
5. Limitation of liability
To the fullest extent permitted by law, NewHomeCheck and its operators accept no liability for any loss or damage of any kind arising from: (a) errors, omissions or inaccuracies in any data or estimate; (b) any price, valuation or offer figure being misleading or wrong; (c) reliance on, or any decision made using, a report; or (d) unavailability of the service or any data source. This includes direct, indirect, incidental, consequential or financial loss (including overpaying or underpaying for a property). Nothing in these terms limits liability that cannot be excluded by law (such as for death or personal injury caused by negligence, or fraud).
6. Third-party sources and links
Reports reference and link to third-party sources and listing portals. We do not control or endorse their content, terms or availability, and are not responsible for them. Portal listing links open the third party’s own site; we do not republish their photos or copyrighted content.
7. Acceptable use
Use the service lawfully and for your own property research. Don’t scrape, resell, or bulk-extract the service or its outputs, or use it to make automated decisions about individuals.
8. Changes
As a beta service, features, data sources, pricing and these terms may change at any time without notice. Continued use means you accept the current terms.
